These terms govern your use of the Will It Be Bright? website (willitbebright.com), Chrome extension, and Realtor Tools subscription service. Will It Be Bright? is operated by MoodReads.

The service

Will It Be Bright? provides sunlight analysis estimates for residential properties. Results are based on building orientation, geographic location, and solar position calculations. They are informational estimates, not guarantees. Actual sunlight conditions depend on factors we can't fully account for, including nearby trees, future construction, and weather.

Free tools

The public website is free to use. The Chrome extension is free to install, but its light grades and analysis require a paid lifetime unlock. We may modify or discontinue free features at any time.

Chrome extension lifetime unlock

The Chrome extension unlock is a one-time $4.99 purchase billed through Paddle.
A lifetime license key is delivered to your email after purchase.
The key may be restored on another computer, but it is for your individual use only.
License keys may not be shared, resold, or transferred.

Realtor Tools subscription

Realtor Tools is a paid monthly subscription at $29/month, billed through Paddle.
A license key is delivered to your email after purchase. This key activates the tools dashboard.
Your subscription renews automatically each month until you cancel.
You may use your license key on any device, but it is for your individual use only.
License keys may not be shared, resold, or transferred.

Cancellation and refunds

You can cancel your subscription at any time through Paddle or by emailing us. No cancellation fees or penalties. After cancelling, your license key stays active until the end of your current billing period.

We offer a full refund within 14 days of any Realtor Tools or Chrome extension payment. To request a refund, email hello@willitbebright.com. An extension refund revokes its lifetime key. Refunds are processed by Paddle, our payment provider, and typically appear within 5 to 10 business days.

Acceptable use

Don't use the service to:

Scrape or bulk-extract data beyond the tools provided
Circumvent rate limits or license key restrictions
Misrepresent sunlight analysis results as professional engineering assessments
Resell access or output in a competing product

Accuracy and liability

Sunlight scores are estimates based on publicly available building and geographic data. We do our best to make them accurate, but they are not a substitute for a professional site assessment. We are not liable for decisions made based on these estimates, including real estate transactions.

The service is provided "as is" without warranties of any kind, express or implied.

Intellectual property

All content, branding, and code on Will It Be Bright? is owned by us. Shareable reports generated through Realtor Tools may be freely distributed for their intended purpose (sharing property sunlight data with clients).

Changes

We may update these terms. If we make significant changes, we'll update the date at the top. Continued use of the service after changes constitutes acceptance.
